Shell & Core

Basement construction taken to the shell and core stage provides a natural separation between the structural phase and interior finishing.

When appointed on a shell and core basis, Cranbrook would develop the structural engineering designs and assist in resolving party wall agreements.

The structural phase construction works will include excavation of the basement together with reinforced concrete structures, installation of structural steelwork, waterproofing and drainage.

At the completion of the shell and core stage the project would be waterproof with all structural works complete and ready for the client appointed fitting out contractor to complete their works.

The final scope of shell and core packages are flexible and can extend to include structural alterations, masonry extensions and physical alterations throughout the wider property.

This is not unusual for Cranbrook to be appointed for the shell and core stage and then subsequently instructed to complete the fitting out works package.
