Internal alterations to existing building at ground and first floor level including construction of a glazed conservatory, Installation of structural glass floor plates, oak floor finishes and decoration throughout. Design, supply and installation of fitted furniture including Bookcases and Kitchen. The entire area was developed by the renowned philanthropist Sir Walter Godfrey for the benefit of destitute local labourers who until that time had lived in unsanitary shared family housing.
The property had been within our client’s family ownership for more than 40 years and a sensitive approach to both the construction of the basement and associated alterations to the remainder of the house was required.
Located within a narrow one-way street and being at the heart of the Chelsea Conservation Area required close engagement with both immediate neighbours and the local resident’s association. Cranbrook developed detailed design proposals in line with the client’s requirements and obtained full Planning Approval and Conservation Area consent. Complex party wall agreements were required and Cranbrook produced all of the necessary documentation together with engineering statements and specialist technical design.
The basement level accommodation was intended to provide both the kitchen and library area which required significant levels of natural daylight. This was achieved by the introduction of both light wells and structural glass floor plates located below a new glazed conservatory extension.
Due to access restrictions, all of the soil excavated from the basement was placed in bags and removed from site by hand.
In common with all terraced houses our Client’s property was susceptible to neighbour noise and to tackle this problem, sheet Lead Lining was installed to all walls at ground floor providing significant acoustic benefits.
As part of the wider project scope Cranbrook were appointed to carry out a programme of refurbishment and renovation to the existing building including replacement mechanical and electrical services together with new timber floors and redecoration.
